I Paid My Broker $300 to Sell My Property. Here's How

I recently went through the process of selling an investment property I owned. As I was calculating the potential commission I’d have to pay a traditional real estate agent (typically 4-6% of the sale price!), I wasn’t happy. I decided to research alternatives and discovered flat fee real estate brokers.

For a flat fee, usually around $300, they will list your property on the MLS and act as the broker of record. However, you have to be willing to do some legwork yourself – I had to coordinate showings, provide lockbox access, and handle negotiations.

In the end, I estimate I saved around 3% on the transaction by paying my flat fee broker and offering a 3% commission to any buyer’s agent. This added up to thousands in savings! If you’re thinking about selling, especially if it’s an investment property and you’re familiar with the local market, I’d recommend looking into flat fee brokers. It can be a great way to put more money in your pocket.
